How to Maximise Your Sale Prospects

The steady stream of property programmes across our screens says a great deal about our appetite for home improvement — pride of ownership, and making the most of the idea that your home is your castle.

Once you come to sell, though, it’s understandable that your focus shifts to the next property rather than the one you’re leaving. It’s still surprising how many properties come to market where the seller hasn’t taken a handful of simple, low-cost steps that materially improve their chances of a sale — and their price.

Remember that we’re not just selling bricks and mortar. Most buyers are moving to a better property than the one they’re leaving, so you are, in effect, selling an aspiration as much as a building.

What Buyers Notice First

Ask agents what actually moves the needle when a property is being prepared for sale, and the same handful of jobs consistently top the list:

  • A thorough declutter of every room, so buyers can picture their own life in the space rather than yours.
  • A genuinely deep clean, inside and out.
  • A tidy, cared-for garden — kerb appeal still sets the tone before a buyer even reaches the front door.
  • Neutral decoration that lets a buyer’s imagination do the work, rather than fighting against strong personal taste.
  • A fresh coat of exterior paint where it’s needed.
  • A new kitchen or bathroom — useful where they’re genuinely tired, but rarely essential, and easily overdone relative to what it returns.

Interestingly, gadgets, technology and security features still rank low on agents’ priority lists — sensibly so, as they’re easy for a buyer to add later. Connectivity, however, is a different matter entirely.

Broadband Is Now Assumed, Not Admired

Following the Isle of Man’s National Broadband Plan, full-fibre coverage now reaches close to the whole Island. That has quietly changed buyer expectations: fast, reliable broadband is no longer a selling point, it’s assumed. A property that can’t offer it is a genuine turn-off — particularly to the growing number of buyers relocating to the Island who work remotely and simply cannot compromise on it.
