Just 150 new homes were built on the Island in 2024, against a projected need of almost 9,910 by 2041. That shortfall is precisely why agent skill — not just agent price — matters more than ever: with so little genuinely new stock entering the market, negotiating strength and local market knowledge do far more heavy lifting than they once did.
Why the Cheapest Agent Rarely Nets You the Most
The difference between the cheapest and the most expensive agent on the Island is typically only around 1% of the sale price. The ability of a genuinely good agent to negotiate the highest price the market will actually pay — often 5–10% above what the average buyer would otherwise offer — is worth considerably more than that.
Cheaper agents tend to rely on volume of turnover rather than the fee charged on each sale to make their business work. When stock is tight, they feel that pinch more acutely than higher-quality agents, and are consequently more interested in arranging a sale at any price than in negotiating the best possible terms for their client.
